How Does Fractional Villa Ownership Work?

Fractional ownership is a deeded real estate arrangement where multiple buyers share ownership of a single property. At Coral Group Bay, each of the six luxury villas is held in its own LLC and divided into four equal membership interests. You purchase one quarter-share — a deeded 25% fractional interest that you own outright, not a timeshare or vacation club. Your share provides 8 to 10 weeks of personal usage per year, scheduled annually across peak and off-peak seasons. When you are not using the villa, it enters a professionally managed rental pool that generates quarterly income distributions to all owners. After a five-year hold period, you may sell your share at market value. Caribbean beachfront properties historically appreciate 3 to 5 percent annually, and because supply on Barbuda is extremely limited, long-term demand for shares remains strong.
